On June 30, the D.C. Office of Planning released the highly anticipated public comment draft of the RFK Campus Master Plan. Reimagining 180 acres of land along the Anacostia River, this massive, District-led initiative is one of the most significant land-use opportunities for Washington, DC in generations.

With the public comment window closing on August 14, the time for the development community to review, analyze, and weigh in on these plans is now.

About the Master Plan:

• Massive Housing & Commercial Scope: The draft proposes between 5,500 and 6,500 new housing units (with a 30% affordability target), alongside 6 to 8 million square feet of mixed-use development, neighborhood retail, hotels, and entertainment.
• Six Proposed Districts: A neighborhood-centric approach dividing the campus into distinct zones: the Plaza, Riverfront, Recreation, and housing-focused sectors.
• Transit-Oriented Infrastructure: Major street grid reconfigurations, Stadium-Armory Metro station capacity upgrades, and a proposed Gold Line bus rapid transit connection to Union Station.
• Resilient Public Space: Over 60 acres dedicated to open park space, sports complexes, and extensive waterfront wetland restoration.
